The principals of Atomic Colony have a decade of experience in renovating Mid-Century Modern properties. They are seeking funds sufficient to purchase and renovate ten or more properties over the next two and one half years near downtown Las Vegas.
- Purchase prices would be approximately $150,000 per property.
- Renovation costs would be approximately $$50,000 per property.
- Estimated rental profit per property is $19,000 per year.
- The value of property after renovation can more than double.
Las Vegas, NV is identified as an area of high unemployment for the EB-5 Program. Atomic Colony will identify properties that are suitable for redevelopment near downtown Las Vegas, purchase and rehabilitate those properties for acceptable and relevant usage. When possible, we will focus on properties that may qualify for future historic status and tax breaks (pre-1963). Projects will address the industries allowed by Clark County Las Vegas: “Nursing Homes and Assisted Living Facilities development / management” and “Hotel, lodging & resort development / management”
